GENERAL RENTAL AND CANCELLATION TERMS

1. Booking and payment

All bookings are subject to prior confirmation by us.

A booking proposal setting out the dates of the stay, number of guests, rental price and any additional charges will be sent to the guest by email.

The booking becomes final once the guest has accepted the booking proposal and these General Rental and Cancellation Terms, and once we have received a deposit of 30% of the total cost of the stay.

The balance is payable 30 days before arrival. For bookings made less than 30 days before arrival, the full amount is payable at the time of booking.

2. Cancellation

All cancellations must be notified by email.

If the guest cancels:

  • more than 60 days before arrival: all amounts paid will be refunded in full;
  • between 60 and 30 days before arrival: the 30% deposit is non-refundable;
  • less than 30 days before arrival: the full cost of the stay remains payable.

No refund will be given in the event of a no-show, late arrival or early departure.

We recommend taking out travel insurance that includes cancellation cover.

If, in exceptional circumstances, we are obliged to cancel your stay, all amounts paid will be refunded in full, without prejudice to any rights you may have under applicable law.

3. Stay and occupancy

La Charmeraie can accommodate a maximum of 12 guests.

The property is rented exclusively for the dates and number of guests stated in the booking proposal. The booking may not be transferred and the property may not be sublet.

Check-in is available from 5 pm and the property must be vacated by 12 noon on the day of departure, unless otherwise agreed in advance.

Guests are expected to respect the property, its facilities, the garden and our neighbours.

Parties, receptions and events are not permitted without prior agreement.

The property is non-smoking and pets are not permitted, unless agreed in advance.

4. Rates, cleaning and linen

The price of the stay is the amount stated in the booking proposal sent to the guest.

A fixed cleaning and laundry fee of €300 is added to the rental price.

Bed linen and bath towels are provided.

The cleaning fee does not exempt guests from leaving the property in a reasonable condition and following the departure instructions provided.

Any exceptional cleaning required because the property has been left in an unusually dirty condition may be charged separately, with supporting evidence where appropriate.

Tourist tax is charged, where applicable, at the current rate.

5. Security deposit and damage

A security deposit of €700 is required before arrival.

It will be refunded after departure and inspection of the property, provided there is no damage, missing items or other exceptional costs attributable to the guests.

Any deduction from the security deposit will be explained and justified.

The person who made the booking is responsible for any damage caused by themselves or by anyone staying at the property as part of their booking.

Any significant damage must be reported as soon as possible.

6. Insurance and personal belongings

Guests are advised to ensure that they have personal liability insurance covering the risks associated with staying in a holiday rental property.

The owner cannot be held responsible for the loss, theft or damage of guests' personal belongings, except where the owner is legally liable.

7. Description of the property

La Charmeraie des Portes d'Étretat is a holiday home located at 3 chemin des Landiers, 76790 Bordeaux-Saint-Clair, France, comprising, in particular, 6 bedrooms, 8 beds, 4 bathrooms, 5 WCs, a fully equipped kitchen, a home cinema, a terrace, a garden of approximately 4,000 m² and private parking.

A detailed description of the property, its rooms and main facilities is available on this website and forms part of the information provided to guests before their booking is confirmed.

8. Acceptance and applicable law

Submitting the "Booking Confirmation" form constitutes acceptance of the booking proposal sent by email, the description of the property and these General Rental and Cancellation Terms.

The booking becomes final once the deposit referred to in Section 1 has been received.

These terms are governed by French law.

In the event of a dispute, the parties will first endeavour to reach an amicable solution before taking any further action.
